Is the Twin Cities Housing Market Shifting? August 2026 Market Update
If you have been watching the Twin Cities real estate market, you may be wondering whether the market is shifting, cooling, or crashing.
The short answer is this: the Twin Cities market is shifting, but that does not mean every buyer or seller is experiencing the same market.
Some homes are still selling quickly. Others are sitting longer. Some buyers are getting more breathing room. Some sellers are still getting strong activity when their home is priced well, presented well, and positioned correctly.

The Twin Cities Market Is More Balanced
Looking at the 7-county Twin Cities area, the market is showing signs of being more balanced than the extremely competitive market many people remember from the last few years.
Here are a few of the key numbers from the July 2026 market data:
- 9,239 active listings
- 2.7 months of supply
- 3,741 pending sales
- 40% pending-to-active ratio
- $400,000 median sold price
- $429,000 median active list price
- $440,000 median pending list price
- 33 average days on market for active listings
- 36 average days on market for sold listings
Those numbers tell us that buyers have more options than they did during the hottest parts of the market, but inventory is still not high enough to call this a buyer’s market across the board.
This Is Not One Single Market
One of the biggest mistakes people make is talking about the Twin Cities market like it is one simple thing.
It is not.
The market can feel very different depending on the city, neighborhood, price point, condition of the home, and level of competition.
A well-priced, move-in-ready home in a strong location can still attract serious buyer interest. At the same time, an overpriced home or a home that needs work may sit longer and require price adjustments.
That is why local strategy matters so much.
What This Means for Buyers
For buyers, this market may offer more opportunity than we have seen in recent years.
More inventory means buyers may have more choices. Longer days on market can create more room for negotiation. In some situations, buyers may be able to negotiate on price, closing costs, repairs, timing, or other terms.
But that does not mean every buyer has unlimited leverage.
The best homes are still going to attract attention. If a property is priced well, shows well, and is in a desirable location, buyers still need to be prepared to move with confidence.
What This Means for Sellers
For sellers, the days of simply putting a home on the market and assuming it will sell immediately are not guaranteed.
The sellers who are doing best are usually paying attention to five things:
- Accurate pricing
- Strong preparation
- Professional photography and marketing
- Clean presentation
- Understanding their competition
Pricing matters more in a shifting market. If a home starts too high, buyers may wait. Then the listing can lose momentum, and price reductions may become necessary.
Preparation also matters. Buyers are comparing your home against every other option they can see online. Small issues, poor presentation, or weak marketing can make a big difference.
The $300,000 to $500,000 Range Is Still Strong
One important thing to understand is that not every price range is moving the same way.
The $300,000 to $500,000 range remains one of the stronger parts of the Twin Cities market because it serves a large group of buyers. Higher price points can be more selective, and buyers in those ranges may have more options and more patience.
That does not mean higher-end homes are not selling. It means the strategy needs to be sharper.

The Twin Cities housing market is not crashing, but it is changing.
Buyers may have more options and more room to negotiate. Sellers still have opportunity, but they need to be more thoughtful about pricing, preparation, and marketing.
