As we head into the 2026 spring real estate market, there are a few major shifts happening that homeowners, buyers, and sellers need to understand before making a move.

This market isn’t necessarily bad — but it is very different than what many people experienced just a few years ago.

The truth is, many buyers and sellers are still operating with a “2021 mindset” in a completely different market environment. And unfortunately, that can lead to expensive mistakes.

Here are some of the biggest trends we’re seeing right now and what you should know before buying or selling a home this year.

Leasing Your Home Before Selling Can Create Major Problems

One trend we’re seeing more often is homeowners listing their property too high, struggling to sell, and then deciding to rent the property out to cover expenses.

On paper, this may seem like a smart backup plan.

In reality, it often creates additional complications.

Once a tenant moves into a property:

  • Showings become harder to schedule

  • The home usually doesn’t show as well

  • Tenants may not cooperate with the sales process

  • And if payment issues arise, the seller now faces landlord challenges on top of trying to sell

If your goal is to sell your home, it’s often better to:

  1. Price the home correctly

  2. Present it professionally

  3. Let the market respond

If you already have tenants in place and they’re cooperative, that’s different. In those situations, offering incentives for flexibility and cooperation during showings can make the process much smoother.

Integrity and Reputation Matter More Than Ever in Real Estate

The real estate market has become more competitive and negotiations have become more detailed.

That makes it even more important to work with an agent or team that has:

  • Strong reviews

  • Experience

  • Good communication

  • A solid reputation for professionalism and integrity

Behind every transaction are real people making major financial decisions. Having the right representation matters.

Consumers should feel comfortable asking questions about:

  • Experience

  • Communication style

  • Negotiation strategy

  • Marketing plans

  • Reviews and client experiences

The right agent can protect you from costly mistakes and help keep deals together during stressful negotiations.

Negotiations Are Becoming More Intense

A few years ago, many transactions were relatively simple.

Today, negotiations are often more detailed and more emotional.

We’re seeing:

  • More counteroffers

  • Longer negotiations

  • More inspection requests

  • More contractor evaluations

  • More cautious buyers

Because of this, contract structure and communication are extremely important.

A well-structured contract with clear expectations and timelines can significantly reduce the chances of a deal falling apart later.

The longer uncertainty exists during a transaction, the more opportunities there are for issues to arise.

Condo Financing Has Become More Challenging

Condominiums are becoming more difficult to finance in certain situations.

Not every condo association qualifies for traditional financing programs.

Some issues that can impact financing include:

  • Insurance concerns

  • Pending litigation

  • Too many rental units

  • Insufficient reserve funds

  • Upcoming special assessments

Buyers today are paying much closer attention to HOA documents and association financials than they did in previous years.

If you’re buying or selling a condo, reviewing HOA meeting minutes and financials early is critical.

Surprises late in the transaction can easily derail a deal.

More Real Estate Transactions Are Falling Apart

One of the biggest shifts we’re seeing nationally is an increase in canceled transactions.

Buyers are more cautious than they were during the ultra-competitive pandemic market.

That means:

  • More second guessing

  • More negotiations

  • More contract cancellations

  • More hesitation during inspections and financing

One of the best ways to minimize risk is to create clarity early in the process.

A quick “no” is often better than a long, drawn-out transaction that eventually collapses weeks later.

Clear communication and realistic expectations are extremely important in this market.

Appraisals Are Becoming More Important

Appraisals have become a major factor in today’s market.

In many neighborhoods, comparable sales are inconsistent, making valuation more challenging.

A good real estate agent should be prepared to support and defend a home’s value by:

  • Understanding comparable sales

  • Highlighting upgrades and improvements

  • Providing neighborhood insight

  • Helping appraisers understand the property correctly

One area many homeowners overlook is accurate square footage and floor plans.

Believe it or not, tax records and older MLS data are sometimes inaccurate.

Many of our team’s listings use virtual scans and floor plans provided by 8710 Photography, one of the media companies our team trusts for accurate room measurements, floor plans, and professional property media.

Accurate property information matters, especially in a market where appraisals are heavily scrutinized.

Overpricing a Home Is Still One of the Biggest Mistakes Sellers Make

This is probably the hardest conversation many sellers have to hear.

The market has shifted.

Buyers have more options now, and overpriced homes often lose momentum quickly.

When a home sits on the market too long:

  • Buyers become skeptical

  • Price reductions follow

  • Negotiating power weakens

  • Holding costs continue adding up

In many cases, sellers who launch too high ultimately sell for less than they could have if they had priced correctly from the beginning.

One of the smartest things a homeowner can do is work with a trusted, well-reviewed real estate professional who understands the local market and will provide honest pricing guidance.

Not just the number a seller hopes to hear.

Presentation Still Matters More Than Ever

Even in a changing market, presentation and marketing still have a huge impact.

Before listing your home:

  • Remove clutter

  • Declutter closets and garages

  • Remove excess furniture

  • Remove highly personal items

  • Deep clean the property

  • Improve lighting and curb appeal

Today’s buyers almost always see your home online first.

That means professional media matters.

Professional photography, video, floor plans, and marketing presentation are no longer optional — they are expected.

The first showing typically happens online.

And first impressions matter.
